Why I built this.

I'm Hansen Doolittle, Principal Broker of OZK Realty, based in Newton County, Arkansas. I'm also a dad to a three-year-old named Madix and an active real estate investor. I got tired of watching predatory "we buy houses" operators roll into Arkansas towns, lowball good people, and disappear before the ink dried.

So I built the 870 Sell Now program the way I'd want it if my own mother were selling: you see every option, you see every number, and you get to pick. Are you a wholesaler?

No. I'm Principal Broker of OZK Realty, and when a cash close is the right option, the buyer is either me personally or an investment entity I'm affiliated with — disclosed openly before any offer is signed. I don't assign contracts to strangers.

Why would I take a cash offer instead of listing?

Sometimes you shouldn't. If your home is market-ready and you have time, a traditional listing almost always nets more money. Cash is for speed, privacy, as-is condition, or complicated situations like probate or pre-foreclosure. The quiz and calculator above are built to help you see which likely makes sense — but a written offer on a specific property only comes after a real conversation and inspection.

Is there any fee or obligation?

How fast can a cash close happen?

As fast as title will clear — usually 10 to 21 days. Sometimes faster when there's a hard deadline like foreclosure or relocation. I'll give you an honest timeline, not a fantasy one.
